Why Would You Use an Advocate to Buy a Home?

An Advocate by definition (Websters) is a person who pleads another’s cause, or who speaks or writes in support of something.

An Buyers Advocate works for you, only you. We don’t work for the Seller or the Agent, we work for you – for your best outcome – not theirs.

Buyers use an Advocate because they are time poor or inexperienced or generally lacking confidence in the home buying process.

Searching for a home is fun, until you are ruled by real estate alerts and weekends spent at Open for Inspections or Private Appointments.

Then you find a home and try to buy it.

Agents work for the seller, not you. You need to work out what they mean and how their offer process works. You need to negotiate or bid at Auction, or both.

What Will It Cost?

After our Exploration session we work on your strategy. As everyone has different needs there is no ‘one size fits all’. If you have a budget that you need to stick to then we will do as much as possible to fit in with that. Generally, working through a full program costs around 1% of the Purchase Price of your new home. You don’t need to pay it all up front, we can work that out too. When Do I Have to Pay?

We offer flexible payment options including staged payments, starting with an Engagement Fee on signing agreements to work together. 

Payment can be flexible depending on your situation however it is a legal contract.

How Long Will It Take?

Again, depending on your needs and criteria. You may have a strict timeline or it may be a longer term proposition. We will work through to your best outcome.
Depending on the market, your needs and financial capacity, the process can be completed within a couple of weeks for purchase through to however long it takes to get you what you want. We continue to work with you through to Settlement so you wont be left in the lurch..

I May Have To Sell First Can You Help Me?

Definitely. Guiding you through the selling process, enabling you to buy or assisting you to buy first and then sell or do both simultaneously.

We will sit down and discuss your needs and wants and develop a plan that is truly yours. We won’t tell you what to do or boss you through it.
