Ms Property Melbourne’s Open For Inspection Tip 3
Tip three
Have a snack and insulated bottle of water in the car.
Know where the public toilets are
Don’t assume you will be able to use the loo at an open

Running from open house to open house is thirsty work regardless of the season. Please don’t take plastic bottles and leave them lying around. An insulated bottle will keep your water cool and because they are not cheap you are unlikely to forget it, in a house, in a garden or anywhere in between.
When the hunger pangs hit and you have to make a detour for a pie or cake you may end up missing the open altogether or antagonize the agent who may have other places to be by turning up late. Late comers to open for inspections are a nightmare for agents. Saturdays are carefully calculated and delays impact throughout the rest of the day.
If you are taking children or older adults please think ahead about public toilets or cafes with accessible toilets. Sus out the area and find the McDonalds or fast food stores where you can get in and out quickly, maybe grabbing a snack on the way. One snack at a chain restaurant relieves the guilt of dropping in and using their toilets and facilities.
“Can I use the loo?” A request often heard and very difficult for an agent to answer. They are polite and don’t want to say No but depending on timing, numbers of buyers and memories of mess left behind as well as setting a precedent for everyone else wanting to also use the loo, makes it very challenging for an agent.
If you want to use the loo then be prepared to have someone wanting to get in and check out the bathroom. If you don’t have someone stationed outside the door then you may become more familiar with strangers than you want.
Check there is a lock on the door. Check that it works.
Make sure that you leave the bathroom or powder room clean. I cannot stress this enough.
