SELLING IN SUMMER
SELLING IN SUMMER – ADVANTAGES
Advantages of selling in summer
For the home seller, traditionally, there are less homes for sale in December and January, and buyer competition will be fierce.
Motivation, Urgency, and fewer listings
Three factors that impact on buyers in January.
Motivation and urgency may be higher as those who sold in Spring want to buy before their current home settles. Perhaps they want to buy riding the enthusiasm of their New Years Resolution.
The desire to relocate closer to a school has some urgency too as the new school year begins soon and they want to get settled in as quickly as possible.
Gardens, Outdoor leisure
Set the lifestyle that your home provides by using your garden as a show stopper. Green lawns, summer flowers, create the scene that your garden is user friendly. People are are more relaxed post Christmas and before the year really kicks off.
Add to lifestyle potential for buyers with outdoor tables, places to relax, the fun of summer with a swimming pool and entertaining. There is better light than in Winter which encourages buyers to stay a while, viewing homes in the evening after work enables garden exploration out of the heat.
(swimming pools, and garages topped the most searched real estate terms in 2025)
Holidays, Tourists, More Buyers, Less Competition
Less competition as more people sell in the Spring rush, making your home stand out more in Summer. If you live in a holiday or tourist area, more people are out and about, enjoying the area, make your home a standout lifestyle property that encourages holiday makers, and weekenders to get serious about a move to your area (and your home)
Convenience
More buyers are around as they take Christmas holidays and time to view different homes and areas. Negotiations are less stressful if not having to squish them in during work hours. Longer daylight time, warmer weather makes moving easier.
Energy Efficiency
Buyers like energy efficient homes, so service your air conditioner, clean out air filters so fresh air flows throughout the home, quietly. Highlight features such as solar panels, LED lighting and smart thermostats that help reduce summer utility bills. Sellers should turn the air conditioner on low well before inspections to ensure the room temperatures are comfortable particularly on stinking hot days with a booked mid day open for inspection. No air conditioning? Keep the house as cool as possible, blinds down, fans going to circulate air, and perhaps a portable air conditioner that you can move around to hot spots, and put away before an Open.
