WEEKLY NEWS, JANUARY 27 2025 A WEEK IN MY LIFE
My Weekly News. Real estate is back in Melbourne this week. Okay, so some agents worked over the break but for many, particularly those in Auction areas, from around December 20 to January 20 it means summer holidays.
There were some auctions held on the weekend and we hear of general success from all involved. To hold an Auction on January 25th means that your campaign is running over the Christmas break and January school holidays plus the Australia Day long weekend.
For the doomsayers this sounds like numbers would be quiet and is it the right thing to do for the sellers. The proof is in the numbers – did the Sellers get the result that they wanted? Did homes that went to auction sell? If buyers are serious about a home then the auction date and time is almost irrelevant, they want it, they will be there physically or on the phone.
I suppose the question always should be: Marketing your home over the Christmas break and setting an Auction date for Australia Day weekend – did it work for you, was it something suggested by your agent? If it worked for you because you were on a time crunch or had similar motivation then it indicates that time of year is no longer as relevant as it once was. If it didn’t work for you and you only did it because your chosen agent suggested it, then what is your next step?
A Week in My Life
Choosing a real estate agent to sell our home has been very challenging.
When I work with a seller as an advocate I have a long list of questions and criteria to meet.
I can work it through because I am not emotionally attached. Also, I may not know the local agents very well.
What makes an agent stand out? I think many agents would be surprised about what is actually important to a home seller.
Onwards,
Timing is important in real estate and ours is not fabulous. We have a wedding to celebrate in March and although I would like to wait to put the house on the market, we are ready to go and now I want to go!
I have frequently heard that once the decision is made to sell your home and move to a new home, that you start to lose the connection you have with your current home and become more dispassionate.
Hm, I have fallen back in love with my home but I also want to go. It’s a real dilemma!
To go or not to go?
Yep, going because I’ve packed most of the house
