Home buying checklist, my clients criteria for their new home

Home Buying and Weddings

BUYING A HOME IS LIKE PLANNING A WEDDING

Planning your home buying and planning are wedding are very similar – highly emotional, drawn out processes and expensive. Getting it right first off is essential. There are rarely, if any, second chances on the day and contingencies need to be plotted.

Weddings are top most in my mind at the moment following my daughters wedding last weekend. I keep reliving moments of absolute joy. She planned it exceptionally well, even ruthlessly, with a spreadsheet outlining every detail and finally a running sheet for the day itself. Instructions were given, we all knew what we were supposed to be doing and when.

Buying a Home is similar.

For each client I also have a spreadsheet, I keep on track using Trello and have a dedicated online folder. There is a paper/email trail to follow as needed and a path to each next step. Keeping clients in the loop, and communicating constantly to ensure we are all on the same page – always. Working together to get you what you want.

Keeping all the information in your head is a problem which is where tech has proved invaluable. Back in the day there were only clunky CRMs which agents rarely used to their full potential. If you make things hard then as useful as they may be, people won’t use them.

Checklists are brilliant and this is where Trello excels, the overview and the detail are on worksheets within a dedicated spreadsheet. All are easy to replicate and make minor changes depending on the client.

Tam might tweak her spreadsheet if she had her time over, do things in a different order, use a different supplier however, from an onlookers point of view the wedding went without a hitch, it was perfect.

Experience with over 22 years of real estate means I have tweaked my systems many times but the keypoint remains – for my clients it should be seamless, trouble free. It’s not that they don’t know about any problems, it’s that they know that I will handle it, quickly and efficiently.

Tam and Wills choice of venue was fabulous and suited them well. Their music always danceable, photography and videographers unobtrusive and awesome, hair and make up, professional, kept to time and made everyone look amazing, their flowers, beautiful and fresh. I would recommend all of them. If you want a great venue that serves beautiful food (we have now been there a few times) then please check out The Post Office Hotel in Coburg.

Emotions are high during a wedding and when buying a home. Both are drawn out in the planning process and yes, a home is more expensive but they are both an emotional process. Ups and downs, hope and sometimes frustration are smoothed when you are organised and know your path. Tam and Will knew what they wanted and worked hard to make it happen.

Planning your home also requires that you know what you want. Understanding your motivation, your criteria, searching, researching, culminating in one big day (either an Auction or making a successful offer) and hopefully, happy ever after. The community you build during the process, strengthening relationships, creating memories that you look back at with joy.

I wish them every happiness, a long and successful partnership and community to support them always. Cheers to Tam and Will, 15.03.2025

A toast to Tam and Will,

“May love and laughter light your days and warm your heart and home. May good and faithful friends be yours, wherever you may roam. May peace and plenty bless your world with joy that long endures. May all life’s passing seasons bring the best to you and yours!”
