FEBRUARY 24 2025, A WEEK IN MY LIFE

My Weekly News. A big weekend of getting out and about for me, disconnecting from my everyday.

Saturday was Regional Victoria and attending an informational event about women’s cooperative housing. I was truly impressed by this organisation, supported by WPI (Women’s Property Initiative), they are building 32 homes, a mixture of one and two bedrooms, two community buildings plus some social housing. An exciting project that I really hope is so successful that it is repeated many times over. 

Following the Winc event I drove to Ballarat to catch up with some school friends. School friends are the best. They knew you when you were a revolting teenager and provide support for the following decades too. A marvellous group of women, more disconnect from my usual Saturday.

Sunday, back in the car to Glen Iris for the Combined Old Girls AGM. Open to girls schools throughout Victoria, it does tend to be similar schools each year. It’s a great way to catch up with what is working for them and what we could possibly incorporate. 

A weekend of ‘disconnecting’. Usually Saturdays are a work day, and being self employed, sometimes on a Sunday too. If I want to disconnect then it’s up to me, my choice. 

Many employees are not given the choice. Employers expect emails and messages to be answered outside of working hours. This is not paid, and is an interruption to the employees home life – a time when they decompress and forget about work for a while. Real estate is a prime example of this. Perhaps not so much for admin staff but definitely in property management and sales. You are often accessible 24/7, yes, I have received messages in the middle of the night at times. 

I will be attending an online webinar this week about the Right to Disconnect. It is a webinar from Industrial Relations. It is an interest for me (I have a degree in Marketing and Management) and I like to keep up with things that impact on people and what is being done to make lives happier and more secure. 

Each week, I try to attend something outside of real estate, in an attempt to widen my horizons. A form of my own attempt to ‘disconnect’ even if only for an hour.

On The Market

Patience is the name of the game when selling your home. Occasionally, a home will sell quickly and in a sellers market this can happen more frequently. In a buyers market it is less likely. Buyers have more choice and are prepared to wait it out. 

Agents like a fast moving market and in some markets and some areas, this is still true. Motivated sellers are also much loved by agents. You know, the sellers who bought before they sold and are now facing bridging finance if their home doesn’t sell quickly. 

Agents will begin to ‘educate’ their sellers about lack of interest, time on market and the need for a price adjustment. Sometimes the scare factor and constant requests for price adjustments are like a nagging child in a supermarket. 

So, what are your options if your home doesn’t sell quickly? Understand your competition – the homes for sale in your price range – how many days have they been on the market? Have they adjusted their price? 

The next selling suggestion is to move the photos around so that the home appears fresh. Buyers get used to scrolling down the real estate portals, seeking the new. Changing the photos can pause their scroll. 

Copy and Title on the ad are next. Again, to stop the scroll. 

Agents fondest change is price. They want to attract buyers to view the home, and if a big enough change, then maybe also competition. A popular saying is “price fixes everything”.
